Frequently asked questions

Our leases typically run from August 15th through July 31st of the following year. However, please contact us if you need something of a different time frame and we will do our best to accommodate you.

No pets allowed. The only animals allowed on our property are Service Animals and Emotional Support Animals with proper documentation. Please contact the office to obtain more information regarding our policies.

Rent is due monthly on the 1st of each month, with a 5 day grace period unless otherwise indicated on your lease. On the 7th, you will be charged a 5% late fee on the past due amount. You can always pay your rent in advance. Please contact the office if you have questions.  

PREFERED METHOD: ACH – automatically withdrawn from a checking or savings account each month. In addition to ACH, you could also pay with cash, check, money order or credit/debit card. There is a 2% fee when using credit/debit.

All of our apartments come fully furnished with a couch, loveseat, coffee table, 2 end tables, 4 bar stools around the kitchen island, as well as a full size bed & chest of drawers for each person. The kitchen comes furnished with a refrigerator, stove, dishwasher, and a garbage disposal. Each apartment also has a full size washer and dryer located in the apartment.

Electric and water must be set up to start in your name on your lease beginning date. To set up water service, fill out the online water service activation form through the Charleston Water Department. Go to www.charlestonillinois.org and click the link in the middle of the page “Water Service for EIU Students & New Residents”. Their contact phone number is 217.345.8430 if you have any questions.To set up electricity, you call Ameren Illinois at 800-755-5000.

While we offer fully furnished apartments, you will still need to bring some necessities to your new apartment! Here are some suggestions!
Kitchen: a microwave and all other desired countertop appliances, plates, silverware, cups, trash can, cleaning supplies
Bedroom: alarm clock, nightstand,  mattress pad (if desired), full size bedding (if you use one of our mattresses), blankets, pillows, pillow cases,  desk & chair (if desired) and other personal items
Bathroom: shower rod, shower curtain and liner, towels and wash cloths, toilet paper, toilet plunger, trashcan, toiletries
Living Room: TV, surge protectors, extension cords, lamps (if desired), any personal decorative items 
Laundry Room: Detergent, Dryer Sheets, Hangers, Laundry bag/basket, clothes drying rack (if needed)

Yes you may. PLEASE, DO NOT USE TACKY TAPE! Posters and framed pictures are allowed on the walls, but nothing may be attached to the ceiling, including stickers and decals. If you must use large screws to secure something heavy, that is perfectly fine, however you may be charged a small drywall repair fee when your lease expires. 
Students are encouraged to decorate and personalize their apartments using the smallest nails possible, or push pins.

Yes. However, each resident assumes FULL responsibility for his or her guest(s). All guests that have a car in the parking lot must have a visitor’s parking pass or they could be towed at their expense. Visitors & guests are only allowed to stay a maximum of 2 weeks during the term of the lease.

The parking lots are well lit and security cameras are located in all common areas in both buildings. This includes the parking lots, hallways, stairs, rec, hot tub & exercise rooms. All of our exterior doors (including the patio doors) have a deadbolt. Each apartment is also equipped with a security system that you have the choice to activate for an annual fee. We also have a 24 hour Emergency number to call at 217-962-0137.

Check out EIU’s current housing rates: https://www.eiu.edu/housing/rates.php It starts at $9000 for Spring and Fall semester which is only 9 months (not counting all the breaks you have to move out for!) to live on campus. If you want more than 1 meal a day included, upgrade to single occupancy or live on Greek Court it is even more! You will easily save thousands of dollars each year AND you get your apartment for the entire year instead of only 9 months! We also accept financial aid to pay for your rent here! Contact the office for all the details on our Financial Aid Rent Deferment policy.

No! Because of our close proximity to EIU’s campus we have mostly undergrad and graduate students as well as faculty and staff that live at Melrose & Brooklyn. We also have students from Lake Land Community College, Lakeview College of Nursing and will lease to anyone who qualifies that wants to live in the best complex in Charleston.

We can defer your monthly rent payments until you receive your financial aid refund check from EIU each semester. If you are interested in paying your rent by the semester with your financial aid, contact our office for additional details on our Financial Aid Rent Deferment policy!
